In this form of listing the owner of the property lists the property with one designated broker and no others and, therefore, that designated broker will receive the brokerage fee or commission upon the sale of the property, unless the owner sells the house to a buyer that the owner was responsible for finding. When the owner sells the property in the latter situation, no brokerage fee or commission would be paid to the designated broker.
